Rules

We communicate the rules of our B&B, which are not only those provided by the law, but above those dictated by common sense and mutual respect. The B&B Leo is a private apartment in which they are made available to guests one or more bedrooms, and some common areas, while other areas remain the exclusive use of owners.

BOOKING

To book you can use one of the following methods:

ARRIVAL

As the B&B a small family structure, there is not a 24h reception service as in a hotel, so please advise us by phone to communicate the estimated time of arrival; to come to the structure without prior notice may result in a long wait that can not be grounds for complaint. For this reason you have set the precise time of arrival or departure, we prefer that the same may be agreed, in respect of the liberation of the room before the arrival of any new guests. You can still, as a rule, leave your luggage for the day of ceck out.

Upon arrival at the B&B should be handed documents Identity and collected the keys to the door and the room. Be careful not to lose the keys, replacing them entails an expenditure of € 200 which will be charged.

The balance payment must be paid in cash on arrival in the B&B and is not returned in case of early departure. By law a tax document is not released, but the request will receive a receipt as proof of payment is not tax. The B&B is not enabled to accept credit cards.

HOUSE RULES AND LIMITATIONS

     
  • It is not permitted to smoke in guest rooms and public areas, with the exception of the terrace, equipped with table purpose, ashtrays and chairs; It is obviously also prohibited taking drugs and even alcoholic beverages than tolerable levels.

  • No pets are allowed.

  • The breakfast is done in the living room of the B&B, or if you prefer in the terrace during the summer, usually from 7:00 to 9:00 am. It will still be possible to arrange different times, consistent with the work of the staff; otherwise you will have to serve yourself.

  • It is not allowed to use the kitchen without the express authorization of the staff, while it is possible to store food in the refrigerator.

  • It is not allowed to cook in the room.
  •   
  • The cleaners are made every day, towels are changed every 4 days, change of linen 1 time per week.
  •   
  • As the owner of the house gives you the keys to his house, please lock the door
  •   
  • It's appropriate to close the door every time you go in and out, for everyone's safety, at least when the house is empty; because the front door is in common use, please turn the wheel fully closed to allow other guests and us open access.
  •   
  • It is not allowed to bring other people in the house than those of the reservation of the room.
  •   
  • Please kindly check, after using the bathroom that the water taps are properly closed, and turn off the lights and the air conditioning every time you are not in the room. Water is a precious commodity not waste it.
  •   
  • We also ask you not to throw in the toilet or sinks, anything that could clog the pipes and avoid flooding the bathroom floor, being of floors may be damaged irreversibly.
  •   
  • We recommend lastly to respect the silence from 8:00am to 11:00pm and from 2:30pm to 4.30pm. and still maintain a behavior that in any time of day and in no way harm the tranquility of others.
  •   
  • Any damage done to structures by the guest, once found responsible, must be compensated by the same in agreement with the owner of the structure.
  •   
  • We don't accept responsibility for the loss, theft or damage to objects of your property left in the rooms for valuables is available a safe in each room.
      

CANCELLATION POLICY

      
  • No penalty if cancellation is made from 30 days to 8 days before the arrival date.
  •   
  • If the cancellation takes place from 7 days to 3 days before the arrival date will be charged the cost of one night's stay. Cancellation of the room within 48 hours of arrival involves the payment of the reservation.
  •   
  • Early departures are a loss for us, because they do not allow us to have the time to be contacted and then have new guests for the room that is getting free, so there will be refunded the amount paid for the entire stay. Note also that the B&B is not a hotel but a family and receptive structure that has only 3 rooms.
  •   
  • In case of no arrival, without any communication, you will be charged the full amount of the stay.
  •   
  • The respect of the Regulation is mandatory, failing that we will be forced not to allow over the permanence.
